Seven Unit Apartment Complex on 200 Block of Wyoming Ave proudly renovated by Clyde Peterson, Contractor

Back in the spring of 1993, this building was just another "low-income" rental property. Then a decision was made to more restore rather than just renovate the property. The property you see in the photo, shows the property with diamential shingles that was installed in January 1999.

The stucco was completed in April 1997 by Clyde Peterson, Contractor. In seven weeks, from old brick walls to a semi-smooth tan colored stucco, his crew applied screening, then a scratch coat, then a finish coat. What a difference it made. Eves and overhangs were also repaired and painted..

This past winter, Peterson was again contracted to demolish and rebuild the first and third floor units.

Over a five month period, Peterson and his crew worked and by May, the units were occupied with new tenants.

 

The property was in a great location. On the same block is the grade and middle schools. Right across the avenue is the recreation center, which is on the same block with the public library. Bus transportation is right there too.

Many of the tenants in the building are long time residents, with the longest term of 33 years.   "It doesn’t make sense to keep covering old walls up with drywall. Building have to breathe", Mr. Peterson said. "The building is over 60 years old, and by stripping the indivual units down to the brick and frame and rebuilding the unit and bring it up to today’s codes, you can provide very descent housing for the long term. The tenants get quality homes and the owner gets an excellent long term investment that should be worry free."

On top of the interior work done, the building’s 60 year old slate shingle was replaced and a electric hardwired fire alarm was install by additional outside licensed electricians. The buildings’s electrical service was updated from 100-AMP to 200-AMP service because as units were renovated, the old gas appliances, water heater, and gas fired boilers were removed and/or disconnected, replacing them with modern electrical appliances and baseboard heating. "When we were working in the winter, we didn’t have the baseboard heaters installed yet, and the average room temperture was 65 degrees. With the adding of new insulation in the walls and ceilings, new energy efficient windows, a tenant only need to supplement their living area with the baseboard heaters. Insulation between units, especially on the ceilings not only makes the unit quieter and gives each tenant more privacy ".

Since each tenant is responsible for their own utilities, safety and operating cost for future tenants was a big concern. Previous occupants had both utilities to pay, gas and electric. Now even though a unit is entirely electric, it’s the insulation that makes all the difference. For example, in the previous condition, the 3rd floor apartment’s monthly electric bill in the winter time ran $45.00 per. On top of that add the monthly gas bill, another $50.00, total together ran a tenant about $95.00, but this winter’s expectant electric bill, based on current usage is estimated to run around $50.00 per month. Overall that’s almost 50% in savings for the tenant.
